South Carolina Specific
South Carolina’s tax-sale process is governed by SC Code § 12-51 and gives property owners significantly more protection than NC. When property taxes go unpaid, the county holds a tax sale (typically held the first Monday of December). The winning bidder receives a tax sale certificate — NOT the deed. After the sale, the original owner has a 12-month redemption period to pay the delinquent taxes plus interest (typically 8–12% depending on when redeemed) and keep the property. If the owner doesn’t redeem within 12 months, the bidder can apply for the tax deed. This extended window gives SC homeowners real runway — but you have to use it.
