North Carolina uses in-rem foreclosure for delinquent property taxes under NC General Statutes § 105-374 and § 105-375. Counties can begin the foreclosure process after just 2 years of unpaid taxes. The critical thing NC homeowners need to understand: unlike many states, NC has NO redemption period after the tax sale. Once the property sells at tax auction, you cannot get it back. The county gets its taxes, and whatever is left (if anything) comes back to the owner — but tax-sale prices are routinely far below market, so any equity you had is usually lost.
